About our properties

ARE THERE BACK TAXES OR LIENS ASSOCIATED WITH THE PROPERTY?

No. We guarantee that all of our properties are sold free & clear of liens and encumbrances and that the taxes are current.

CAN I RAISE CROPS OR ANIMALS ON THE PROPERTY?

Yes, the properties are most likely zoned for agriculture, mining and recreation. You can do almost anything you’d like with it, including installing a manufactured home or trailer. 

Please check with the county regarding permitted property use. The county numbers are listed in the details of the property. 

what about property taxes?

Unless otherwise stated, all of our properties are free, clear and current at the time of conveyance.

While you are making payments, we receive the property tax bill once a year and pay it. Then, we invoice you the taxes which can then be paid online. I hand pick properties with low taxes so they will not be a burden to pay.

IS TITLE INSURANCE AVAILABLE?

Yes, in most of our financed properties we will buy for you a title insurance policy in your name and close via First American Title Company unless otherwise stated. 

can you meet me at the property to "show" it to me?​

No, we are located in Miami, FL and buy and sell land all over the United States. 

Before making arrangements to see a specific parcel, we strongly encourage you to pay your down payment to ensure that the property hasn’t been sold to someone else by the time you arrive. (Remember, your down payment is covered by our 100% satisfaction guarantee.) We’ll then give you maps, GPS coordinates and we’ll even connect you with a local surveyor.

WHY IS THE PROPERTY SO CHEAP?

We know how to buy property well below market value at a discounted rate, therefore we are able to sell it for cheaper than reatail prices. 

DOES THE PROPERTY HAVE UTILITIES?

Unless indicated in the description, the rural properties we represent do not have utilities. They’re perfect for a solar or wind-powered “green getaway.” 

About the process

How do I apply for owner financing?

There is NO application process or credit check. We typically offer financing on all our properties. The minimum down payment varies property-by-property. You may qualify for a lower interest rate if you choose to put down a larger down payment. After the down payment, the remaining balance may be financed on a term of anywhere from 1 year to 30 years, We offer easy terms, with no credit check or lengthy underwriting process and we cover ALL of the closing costs. You will have full use of the property upon completion of the paperwork and receipt of your down payment.

How long does it take to close on a property after I make my down payment?

The whole process usually takes about two weeks, and most of that time is the county processing the paperwork.

Why should I buy from you instead of a real estate agent?

Real estate agent’s fees can range from 2% to 10% of the purchase price. We eliminate the middleman, saving you even more.

is there a penalty for paying off the my note early?

No, there is no pre-payment penalty or balloon payment, so you can pay off the promissory note at any time. 

Are mineral rights included?

Mineral rights are not included. However, the area has been geologically investigated and nothing of value has been found. We have never found this to be an issue with any of the properties we have sold.

How does purchasing a property from you work?

When ready to purchase a property, simply “check out”. You are then prompted to enter your information for the paperwork, pay the down payment anddocument processing fee. Within one or two business days, you will then receive a Contract For Deed (also known as a Land Contract) via an email link to SignNow.com, an online document signing service. Finally, you will then be able to review the contract online, sign it, and select your preferred monthly payment method.

Once you pay off your note, we will most likely close via First American Title Company and issue your Warranty Deed along with your title insurance. The county will then mail you the original recorded deed for your files. You then own it free and clear at that point, it’s that simple.

DO I NEED AN ATTORNEY OR REAL ESTATE AGENT?

No, we’ve simplified the buying process with straightforward, easy-to-read contracts.

Of course, we encourage you to hire a professional if you think it’s necessary, but we’ve done our best to make the process easy for anyone to understand.

Is title insurance available?

Yes, we conduct thorough due diligence on our properties and the titles are insurable by nationally recognized Title Insurance Companies.
